Home Inspection
Home Buyers
Getting your new home inspected serves as a risk reduction tool designed to minimize unpleasant surprises in the future. Identifying potential risks will make you a more informed buyer and aid in the negotiation process. If you’re thinking of purchasing a new home, a home inspection is a worthy investment.
Home Sellers
A pre-sale inspection gives you more control over the selling process. Problems discovered by a prospective buyer’s inspector can lead to delays, added expenses or even derail a deal. Having an inspection done before putting your house on the market allows you to resolve issues or adjust the price of your home accordingly before they become a problem in negotiating a deal.
We’ll provide you with the most comprehensive home inspection a buyer can get. As with all our inspections, we will inspect far more than the Texas Real Estate Commission’s 600+ required components, taking pictures to include in your inspection report.
Thermal Inspection
We use a state-of-the-art infrared camera to find problems that aren’t always apparent to the naked eye. An IR camera translates the heat signatures of objects into colours on a gradient scale, with higher temperatures appearing as lighter colours, and lower temperatures and wet areas appearing as darker colours. By evaluating these images, I can detect sources of energy loss, locate areas of moisture intrusion, pinpoint dangerous hot spots in the electrical system, and uncover other problems, such as wood-destroying pest and rodent infestations, as well as flue leaks in the chimney, which can lead to carbon monoxide poisoning.
Termite Inspection - WDI
Wood-destroying insects can cause serious damage to the wooden structural components of a house. They can hide and go undetected for a long time, but there are many telltale signs for different species that indicate their presence. I’ll inspect your home for evidence of infestation now before it becomes an expensive problem later.
Builder Warranty Inspection - 11 Month
If you have lived in your newly constructed dream home for about 11 months, your one-year builder warranty is about to expire. Now’s the time to have your new home inspected if you have a one-year builder warranty. You won’t regret it. A one-year builder warranty inspection will give you the knowledge to make sure your new home is of the quality you expect. It will help you engage your home builder to repair any defects the home-building company should be responsible for. It’s an expense in protecting the investment you’ve already made in your new home.
Pool & Spa Inspection
Your pool requires proper maintenance and regular inspection so that you can enjoy it for years to come. Your pool maintenance professional is responsible only for the pool’s chemistry and cleanliness. Let me inspect it for all the other items that will ensure its proper condition and safety. I follow a comprehensive checklist and will inspect for the following: water level; leaks; valves; main drains, grates and inlets; blockages, debris, staining and biological growth; heater and thermostat; adequate fencing and gate security; deck safety; electrical safety, switches, alarms, and lighting; and more.
Sewer Scope Inspection
I will conduct an inspection of your onsite wastewater (septic) treatment system, assess its overall condition and maintenance, test for functional operation, and advise you of my findings. If the system is overloaded, I can recommend further steps you can take to remedy the problem.
Construction / Phase Inspections
When a new property is built, there is always a possibility that a deficiency is present. That is why it is important to have inspections done during the construction phase of the build to ensure your property is built to standard. Houston Inspections' team of certified inspectors pride ourselves on examining your property during the most critical stages of construction.
Mold Inspection
Unchecked mold indoors can damage the structure of a home, cause wood rot, and ruin drywall. Most importantly, mold can cause health problems. A professional mold test starts with a thorough inspection of your property. I will investigate any signs of past or present water intrusion, which can promote mold growth, and I’ll take samples of any suspected mold for laboratory analysis.
Septic System Inspection
I will conduct an inspection of your onsite wastewater (septic) treatment system, assess its overall condition and maintenance, test for functional operation, and advise you of my findings. If the system is overloaded, I can recommend further steps you can take to remedy the problem.
4-Point Inspection
Many insurance companies require a 4-Point Inspection for homeowner’s insurance and renewals for an existing policy on an older home. The “four points” covered in this limited inspection include the four vital systems of the home: the roof, electrical, plumbing, and HVAC. This inspection identifies their components, determines their age, and assesses their overall condition.
New Construction Inspection
Are you building a new home? I’ll come out during different phases of the construction process to make sure your project is being executed according to your specs. I can verify that the scheduled work has been completed before you make a payment to your contractor. I’ll also come out prior to project completion to help you and your general contractor devise a punch list of the remaining items. This is not a code-compliance inspection for your contractor, but a New Construction Inspection for you.
Repair Verification / Follow-Up Inspection
Have you had remodelling or repair work done by a contractor to address a deficiency, or to adapt or modernize some structure or system of your home? I will inspect it to make sure that the materials, installation and workmanship meet quality standards and your specifications. This is not a code-compliance inspection, but an inspection to check that the work was completed properly.
Private Well Inspection
Private wells that are constructed properly are usually safe, but problems can occur that can introduce contaminants into the water supply. I’ll check your private well for basic structural issues, and take a water sample to test it for lead, microbial pollutants, and dangerous chemicals.
